Elitz 2

In one of the most developed areas of Dubai, Jumeirah Village Circle, the real estate developer Danube Properties has introduced the second phase of the popular Elitz 2 project. This proposed project serves as a logical continuation of the first phase of Elitz. It includes the construction of two towers, with varying numbers of floors – 45 and 39. The number of bedrooms ranges from 1 to 3, and a variety of apartments and studios are available to potential buyers. However, these towers offer more than just residential apartments; commercial spaces for businesses are also an option.

The complex is surrounded by lush greenery and neighborhood parks, offering incredible views from windows and balconies. Some apartments are complemented by workspaces and/or accommodations for service staff.

In the initial days of launching the first phase of the Elitz project, all apartments were quickly sold out. A similar situation is expected for the residences in the second phase, Elitz 2. By the third quarter of 2026, all construction work is planned to be completed, and the property will be ready for occupation.

Typically, residential and commercial spaces in this residential complex are purchased for living or for rental purposes to achieve a stable passive income. This has become possible due to the increased demand for real estate in this area: in June 2023, the minimum rental cost for 1-bedroom apartments was AED 40,000 (USD 11,000). Average rental yields reach around 7.7%.

Depending on the purchase amount, future residents can expect to obtain a visa. For instance, a two-year visa can be acquired by purchasing apartments starting from AED 750,000 (USD 204,000), while a 10-year “Golden Visa” requires property purchases totaling AED 2 million (USD 545,000).
